What is a Blog and How Blogging Will Help Your Business

Many people wonder what exactly is a blog, and how can it help their business, if at all. This is a common question that people ask me as I make big
money on the internet with blogs, but before you can make big money with blogs you must first understand what blogs are all about, because many people simply don’t know.

The blog has been around for years, however just came into major popularity in the last three years.
The weblog, or blog is simply a application that
allows users to post written text that gets immediately posted to the web, like an online journal of sorts.

The blog is something that is meant to be as easy to use as the word processor application on your computer. While most websites take hours to update, a blog can be updated in real time, as quick as one would save a file to a computer. This is partly what makes blogs magical.

Blogging is a great way to get information on the internet inexpensively
with friendly results, such as high search engine ranking, and free advertising.
The blog, with it’s variety of keyword heavy posts allows people to make money
off of the high return result on a search engine like Google. What this means is
that if you are selling home security systems, and you create a blog about good
deals on such systems, chances are people looking for a security system will come across your blog in the search engine. This added exposure will surly help more people notice your business, and make purchases, thus creating greater business for you.

Blogs are most commonly found on the internet via the World Wide Web,
and can be published for free by some of the biggest names on the internet. The
fact that the blog is free is the main reason why people can so easily profit from
using them, because there is no real upfront investment with blogs, and thus
there is only one way to go from zero dollars invested, and that’s to profit.

Five Reasons Why You Should Move to Hampton Roads

Kathryn Lively

You can drive far and wide along the nation's interstates, but eventually you will have to admit that no other state on the Eastern seaboard offers such diversity in culture and environment than Virginia. From the majestic mountains cut by the Appalachian Trail to the gentle coastline bordering the Atlantic Ocean, Virginia boasts many natural resources and opportunities for prosperity. Anyone considering a move from the sweltering Deep South, the Great White North, or from Way Out West ought to give the commonwealth a try.
Especially, one would do well to consider a move to the Hampton Roads area. This metropolitan region spans ten independent Virginia cities over twenty towns (incorporated and unincorporated) among seven counties, plus parts of the Currituck Outer Banks of North Carolina. It may seem crowded to read about it, but the Hampton Roads area stretches over much of Virginia's coastline and attracts thousands of visitors annually. Many who come are tempted to stay, and it is no surprise why. Here are just ten reasons why you should come and stay, too.
1) Cultural Diversity
Hampton Roads is a veritable melting pot spilling into the Chesapeake Bay. Thanks to a strong military and governmental presence, people of all ethnic backgrounds call the Tidewater area home. Residents in the northern part of the region may note a large population of Mennonites, while descendents of the Nansemond tribe are congregated in the area.
Such blending of the cultures is evident in annual festivities held in Norfolk: the Azalea Festival that pays tribute to all nations represented in the area, and the AfrAm Festival which celebrates the region's African American heritage. Annual festivals, regular markets and seminars allow everyone to absorb and appreciate the diversity of the people of Hampton Roads.
2) Rich History
It is no secret that Virginia is the seat of American history, having fathered more US Presidents than any state. It is on the shores of modern day Virginia Beach where our forefathers landed, and it is in Norfolk where the might General MacArthur is laid to rest. Deep in the bay that separates the beach from Newport News is where the famous battle of the Monitor and Merrimac took place. A history enthusiast's senses are guaranteed to be overloaded here.
Of course, mention of history and Hampton Roads just would not be complete without a tip of the quill to the Jamestown Settlement, the first permanent colony established in this country! Each year thousands of visitors make the historic triangle of Jamestown, Yorktown, and Colonial Williamsburg their vacation destination. To live in Hampton Roads means one can explore these attractions all year round, particularly in the winter when the colonial homes and roads are beautifully decorated for the holidays!
Proximity to Jamestown will have its advantages in 2007, too, when the four hundredth anniversary of the founding of the colony is celebrated. The entire state of Virginia switches to party mode in that time, but Hampton Roads will host the party, and residents have a front row seat.
3) Family Fun
Why pile the kids into a car and drive all the way to Disney World, when fun and excitement are right in the backyard? The Hampton Roads area boasts one of the top amusement parks in the county: Busch Garden Europe. From early spring to late autumn, the whole family can enjoy spine-tingling roller coasters and breathtaking 3-D rides at this popular attraction. Summer offers more opportunities for fun with Water Country USA in Williamsburg and Ocean Breeze Waterpark in Virginia Beach.
For a slower pace, but not necessarily a boring one, families may take advantage of various attractions throughout the year, including the newly renovated Virginia Zoo, the Norfolk Botanical Gardens, President's Park in Williamsburg, and of course the famous Virginia Beach Oceanfront. The advantage to being a resident is that such places offer periodic discounts on admission and gifts, so if you live close by you are always in the know.
4) Great Outdoors
Think Hampton Roads is all beach? Think again! True, while it is the Oceanfront with its endless stretch of sand and sea that attracts tourists and new residents alike, Hampton Roads offers more for the outdoorsman with regards to activity. The southeastern part of Virginia represents one of the healthiest regions of the state, and it's easy to see why.
First Landing State Park of Virginia Beach is a haven for runners, mountain bikers, and nature hikers. Waller Mill Park of Williamsburg is available for the extreme biker who enjoys a rough terrain and never-ending excitement.
Nature lovers will enjoy leisurely walks at Sandy Bottom Nature Park in Hampton and False Cape State Park at the beach, both known for beautiful flora and fauna. And, if you enjoy your long walks in between shots of golf, Hampton Roads has many courses, including the Tournament Players Club at the Beach and Golden Horseshoe in Williamsburg.
5) Growing economy
Business is literally booming in Hampton Roads, offering many opportunities for small business to grow and larger businesses to take in more employers. A strong military presence helps boost regional economy, while corporations find many attractive qualities in the Tidewater region. Proximity to Washington, DC, easy shipping access, and a growing downtown establishment in the Pembroke section of Virginia Beach indicate a prosperous future for Hampton Roads.
Hampton Roads is a region of culture and comfort, offering residents fun and opportunity on land and by sea. Combined with moderate weather throughout the year and friendly locals, and one can conclude that there is no place like home than in Hampton Roads.

Recruiting a Diverse Workforce: Two Common Mistakes
by Simma Lieberman
To be a successful business in today’s culture you need to create an environment of inclusion where people feel valued and integrated into a company’s mission, vision and business strategy at all levels. When employees’ skills and knowledge are recognized, appreciated and utilized they are more engaged in contributing to an organizations’ success. They are more willing to go the ‘extra mile’ and share ideas and innovation. The visible and invisible dimensions of diversity that they bring are used as resources for success and growth. In order to create an inclusive work environment you need a diverse workforce.

Organizations make two common mistakes in recruiting a diverse workforce that cause them to fall behind their competition and even lose market share.

1. “Company photo diversity”

The organization only considers the visible dimensions of diversity primarily race, and gender. The company photo looks good but everyone thinks the same. Differences that include sexual orientation, geographic background, thinking and communication style, work function, ability and disability, religion, and work style are not valued and are even discouraged. This is a very narrow definition of diversity and offers little or no value to the organization in terms of new ideas, creativity and innovation.

2. “ Diversity by Numbers”

Again diversity is defined by what you can see. Demographics reflect the outside community but it is only at the lower levels. (Production, and unskilled labor) There is little or no diversity as you move up into management. When questioned about diversity in their organization, they point to all the numbers. Every year they have good “numbers”, but the people are constantly changing. Employees leave and get jobs where there is a value of diversity at all levels and they are encouraged to move up in the ranks.

Addressing the Issues

To be a successful business in today’s culture you need to create an environment of inclusion where people feel valued and integrated into a company’s mission, vision and business strategy at all levels. When employees’ skills and knowledge are recognized, appreciated and utilized they are more engaged in contributing to an organizations’ success. They are more willing to go the ‘extra mile’ and share ideas and innovation. They spread the word that your organization is a great place to work. They are enthusiastic about recruiting their talented colleagues to fill open positions who bring new ideas and diverse ways of thinking, solving problems and expanding market share.

To BLOG or NOT to BLOG that is the Question

Click Banner
How to Start Your Own Blog

No website has the power of a blog when it comes to getting high page ranks and high search engine ranks. Blogging software automatically pings dozens of search engines everytime there is a new post. Automated Google site map plugins also rebuild the sitemap and ping Google each time there is a new post, page or comment. With the power these automated tools, no one should be running a regular web site again. We recommend you convert all of your existing websites to blogs before your competition does. Below are 2 methods for creating your own blog.

Method 1 - Have Someone Do Everything For You
Scotts Websites will register your domain name, setup your DNS Servers, Build a Blog, Install the Blog, and publish the site based on your criteria. They also do a great job on graphics, search engine optimization and promotion of your blog to maximize your income.

Method 2 - Do It Yourself
Register that great domain name. Pick a domain name that will match the theme of your blog such as "JimsIpodBlog.com" or "MarysDogsandCatsBlog.com". You can get a domain name from www.moxieproducts.com form $1.99 per year. Be sure to setup your DNS server information to point to your web host.

Select a Hosting Provider. A hosting provider is like a parking garage on the internet. You pay a monthly fee to host all of your blog files and images. Most web hosting companies will usually charge between $5 and $10 per month depending on the amount of space, amount of file transfer and features, however www.moxieproducts.com hosting starts at $3.99, the best deal on the Net.

Select Your Blogging Software - The most popular blogging software packages can be purchased from www.moxieproducts.com a full service Internet service company.

Setup Your Blog. Most of the blogging services make this a very simple process. You?ll have to decide on the overall look and feel of your blog. Select the plugins you want to automate, ping and promote your site

Write Your Very First Post. Now you?re ready to create your first post. If you don?t have a lot of experience, keep your posts short. If you don?t know where else to start, begin with a Welcome to My Web Blog? post. Tell your prospective readers why you have started your blog and what kinds of things you intend to write about. Invite others to comment and expand your subject.

Add Options and Features. Most blogs allow you to post the books you are reading, music you enjoy, and various other lists. You can also incorporate third-party services like Bloglet. This enables your readers to subscribe to your site and receive an e-mail whenever you post a new entry. The best way to get an idea of what is available is to read other people?s blogs and take note of what you like.

Publicize Your Blog. You?ll want to make sure you’re pinging? the major weblog tracking sites. Most of the blogging services handle this automatically, as do the offline blogging clients. Use Feedburner for this feature.

Post Often. If people like what you write, they will come back. However, if there?s nothing new to read, they will eventually lose interest. So, the more regularly you post something, the more your readership will grow. I suggest you schedule time to write at least every other day.

Thats It! You now have your own venue to present your ideas and opinions.

If you are graduating from high school or college, congratulations! Graduation
is an accomplishment that you will have for the rest of your life. One thing
that is certain about this time of your life is that your life will change from
this moment forward.
One typical change for our graduates is the status of their health and medical
insurance coverage. Usually students are covered under their parents' policy
until graduation. Once they are no longer a full time student, the coverage
ends without the graduate being notified. Hopefully graduates will have a job
lined up that provides health benefits along with a stable paycheck. Many will
not have that opportunity and will be forced to either risk going without
coverage, or pay for high priced permanent health insurance.
A growing trend among graduates is for them to purchase temporary health
insurance. Temporary, or short-term health insurance, is full major medical
coverage for a fraction of the cost of permanent insurance. Although it costs
less and has fewer benefits than plans with copayments, short-term health
insurance offers the peace of mind that comes in knowing that if a health
crisis occurs, policyholders can get the medical treatment that they need
without having to mortgage their future.
Applying for quality coverage is easy at sites like this one
http://www.short-termhealthinsurance.com [Short Term Insurance]. Coverage can
start immediately, and you can apply directly online and pay by credit card.
If you have questions, any health insurance agent will be able to explain which
plan would be the best for your situation. Some people only need coverage for a
single month, some for more than a year, and some graduates do not know how long
they will need it. There are plans designed to meet individual needs.
Don't be caught off guard or without health insurance after graduation. You
don't want to find out that you don't have insurance when you are in a doctor's
office or hospital. Contact your insurance agent to make sure you have coverage
until you get a job with health insurance benefits. If you don't, seek a
short-term health insurance plan to meet your needs.

Identity Theft: Count the ways

by Daryl Campbell

I received an e-mail message from "Paypal" not to long ago. The e-mail stated that PayPal needed me to update and verify my security information for their database. I didn't. One of the sentences in the e-mail read:
"Complete the necessary verification tasks within 5 days, or your account might get temporarily suspended."
That didn't sound like the PayPal I've been doing business with for several years. The grammar of "your account might get temporarily suspended" raised an alarm bell. Also the logo while quite professional looked odd.
But the obvious giveaway was knowing Paypal would never contact me at an e-mail address I never gave them. I could have become a victim of a technique called phishing. Just another form of Identity theft.
The effort criminals put into stealing your identity staggers the imagination.
With Phishing also called brand spoofing, criminals set up phony but legitimate looking websites then spam you with e-mail like the one described above in the hopes of catching a percentage of Internet users. No reputable business will ever ask ask for your personal information via e-mail.
Phishing just became a parent to a newborn child called "pharming". Hackers plant phony information into DNS servers. This allows them to match domain names with the database of IP addresses maintained by various web hosting companies. In other words you type in a web address press enter and get rerouted to bogus websites where identity thieves are waiting to grab any of your information.
2003 saw identity thieves target Ebay account holders, this year it's Paypal's turn but any company with a database of information remains a target.
Choicepoint a veritable clearinghouse for the insurance industry finds themselves trying to explain how identity thieves tapped into their system to defraud 145,000 customers across the U.S. Investigators in California place that number closer to a half a million.
The hackers apparently used previously stolen identities to apply for and receive business licenses then bought information from ChoicePoint whose database totals 19 billion public records.
The FTC estimates that this year alone identity theft will cost the business community 4.2 billion dollars and 8 billion by the end of 2006.
Easy access to computers provide more chances for identity theft but the majority of cases according to the Better Business Bureau happen offline. Mail fraud, public spying known as "shoulder surfing" or telephone scams that target the elderly contribute greatly to this epidemic.
Unfortunately senior citizens face another threat known as the "sweetheart scam" in which a criminal offers to run errands or do chores around the house for the express purpose of taking control of the victim's finances.
Taking control of someone's finances can also happen in a restaurant, department store or any legitimate place of business. When a clerk swipes your card twice without your knowledge then stores the information for later use this is know as skimming. Often the clerk will make a duplicate card with your info to go on a buying spree or sell it on the black market. The illegal selling of credit card information as you might have already guessed is big business.
Identity theft has forced many financial institutions to revamp their ATM's due to criminal rigging. A person uses the ATM but after putting in the pin# the machine keeps the card. Usually when the person goes to report it, the thief strikes, taking card, pin # and most importantly the victim's identity.
The methods of madness can include something simple like going thru your trash known as dumpster diving or an elaborate hoax similar to the one reported by the Associated Press.
A family in the Pacific Northwest posed as tax preparers and used stolen identities to go on buying sprees across several states that included million dollar homes and luxury vehicles. According to authorities, since the thieves stole the social security # of children as well as adults, the damage won't be fully known until these young people start applying for credit later on.
Law Enforcement officials believe the next step with this criminal outfit involved applying for health care positions. Hospitals and doctor offices provide a wealth of personal information. Perfect for Identity thieves
These methods along with old fashioned robbery show why identity theft according to the Department of Justice maintains it's ranking as the number one and fastest growing crime in the US for 5 consecutive years. Unfortunately, it will maintain that status for the near future
-----------------------------------------------
Identity theft strikes every 79 seconds. What took you years to build can be wiped out in a matter of hours.

IT'S UP TO YOU

Miracles are Your Responsibility!
John Di Lemme on "Miracles are your responsibility"
Miracles are your responsibility! What does that mean? Simple...You have a responsibility to create miracles in your own life. The responsibility lies on your shoulders. You cannot blame anyone else, and you can't look outside of yourself for someone else to create the miracles for you. In this article, I'm going to break down the word "Miracle", because each of you have a responsibility. As you know, my Why is to impact others and change the world one heart at a time. As you read this today, my goal is for you to take responsibility and realize that you have the innate ability to create miracles. So let's get started!
The letter "M" means Momentum, which is created by you. You must create Momentum in your life for yourself, for your Why, for your family, for your success, for your finances, for your health...YOU create Momentum! No one else will do it for you. You aren't a surfer waiting for the next wave to come in. You and only you must create your own Momentum to drive you toward creating your Miracle!
The letter "I" stands for Incentive. You must have something inciting you to action...your ultimate "Why". Why are you doing what you are doing? Why do you want to begin that business? An Incentive builds the foundation that keeps you focused on your Miracle. No doubt about it! But again, it is your responsibility to determine what your incentive is and how it will drive you toward your Miracle.
The letter "R" stands for Revelation. As you read this today, get a Revelation! It's your responsibility...no one else's. It doesn't matter who you are, where you came from, how much money you have...get a Revelation. YOU can and will create Miracles!
The letter "A" stands for Action. I know you've heard this before, but read this today, print it out and decide that you are going to take Action to create Miracles. Once again, no one will do it for you! Take the Action that you know that you need to take to create your Miracle.
The letter "C" stands for Commitment. Finally...once and for all?dive right into it...get Committed to your Miracle! It's your responsibility. Inside you is a reason for why you are here?your Miracle...so Commit to it. Go for it!
The letter "L" stands for Love. You must Love what you do. You must Love the Miracle that you are focused on creating. If your Miracle is all about money...you will fail! Your Miracle cannot be based on money. Your Miracle must be based on what you can do to impact the world, which will produce everlasting results. You will produce true Miracles! Don't let anyone else tell you what you must do for money. Love what you do and create your own Miracles.
The letter "E" stands for Energy. Your gonna need Energy to create your Miracle. There's no such thing as it "falling in your lap", "luck" or "winning the lotto" in a success mindset. It takes hard work! You need the Energy to take those daily action steps to create your Miracle. Again, it is your responsibility to maintain your Energy to create your Miracle. Miracle...It's your responsibility.
As I say,
You must be absolutely clear about your goal and be relentless in your pursuit of Your "WHY!"
Changing Lives!

Do You Have a BIG IDEA???

Finding Your Next Big IdeaBy Patsi Krakoff, Psy. D.

The business enterprise has two, and only two, basic functions: marketing and innovation. It is not necessary for a business to grow bigger; but it is necessary that it constantly grow better. - Peter F. DruckerThe organization that fails to continually innovate new products and services will not survive long.
But not all innovations produce commercial success. A new business idea must offer customers exceptional utility at an attractive price, while delivering a tidy profit. Most business opportunities emanate from methodical analysis of seven areas of opportunity, according to Peter Drucker (Harvard Business Review, 2002). 1. Unexpected Occurrences and FailuresUnexpected occurrences can be illustrated by what happened in the early years of computer technology. Univac, which had the most sophisticated machine, spurned business applications. IBM quickly realized their potential and redesigned a computer for payroll applications, making them an industry leader within five years.Unexpected failures may also prompt innovation opportunities. While Ford's Edsel was a colossal flop, company leaders consequently realized the value of segmentation: categorizing consumers by "lifestyles." This led Ford to create the Mustang, which appealed to consumers' tastes and reestablished the company as an industry leader.2. IncongruitiesIncongruities become apparent during many stages of a product's life cycle. They can then be used to create better services or designs.3. Process NeedsMany innovations develop from process needs - notably, the invention of Linotype in 1890, which allowed newspapers to substantially boost their press runs.4. Industry and Market ChangesWhen an industry grows quickly - the critical figure seems to be about 40 percent growth within 10 years - its structure changes. Established companies, which defend approaches that have consistently worked for them in the past, tend to ignore challenges from newcomers. When market or industry structures change, traditional leaders may shortsightedly neglect faster-growing market segments.5. Demographic ChangesDemographics are reliable, with predictable lead times. For example, baby boomers will begin to reach retirement age in a few years. Business leaders who pay attention to such population changes can reap great rewards. 6. Changes in PerceptionAlong with greatly improved health care in the last 20 years, there has been a growing awareness of personal-care needs. Exercise equipment, health clubs and natural foods are industry sectors that have experienced immense growth in the last two decades. Consumers' perceptions are based on moods that can be studied, analyzed and exploited for innovative opportunities.7. New KnowledgeWhen newfound knowledge is used to create sought-after products, leaders generate “buzz,” publicity and funding. These innovations have the longest lead time, with a protracted span between the acquisition of knowledge and its distillation into usable technology. During a long period of incubation, there is much talk and little action. Then, all of a sudden, there is a flurry of activity that produces myriad new products, followed by a shakeout and survival of only the most viable.Knowledge-based innovation can be difficult, but competently managed. Innovators must go out into the field, observe consumers’ behavior and listen to them. When Innovation Leads to Complexity The pursuit of innovation, however, can be taken too far. As a company increases the pace of innovation, its profitability often begins to stagnate or even erode. The reason can be summed up in one word: complexity. The continual launch of new products and line extensions adds complexity throughout a company’s operations, and as the costs of managing this complexity multiply, margins shrink. To meet the complexity challenge, you must begin at the source: the way your company views customers and their needs. In most cases, managers overestimate the value buyers place on having many choices. But some companies have begun to challenge this belief. They have launched efforts to determine how many product or service choices customers really want; then, they gear their operations to efficiently provide that degree of complexity - and no more. When organizations prune their offerings to better fit customers' needs, they do more than cut costs. They often boost sales, as well. Patsi Krakoff, Psy. STARTING A BUSINESS

With all of the pressures that come with starting up a new business it is easy to get overwhelmed. Which many people face is a long list of tasks that need to be dealt with. Keeping yourself and your company organized can be a tall task with everything you have to face. It seems when starting a business that you have 1000 things to do but that you are walking in mud. It seems to take such a long time to get everything done. The key is to stay organized and move through your list with ease. Sounds impossible? Well it is not, let me show you.
The most important part of starting a new company is not to get in a panic with the responsibilities and efforts that you will have to put out to get it up and running. Trust me, no matter what is on your list you can do it. It is all just a matter of time and what you can get done first. Now take a deep breath and relax your mind. I am going to make this as painless as possible for you.
All right, lets go. The first step is to break your list down into smaller lists. Each list will allow you to identify what needs to be done to get your business running as well as when they can be achieved. So you are going to want to take your main list and create three smaller lists which are:
-Short List
-Medium List
-Long List
We'll start off with the short list. This list contains of everything that can be taken care of right now(Yes, right now. So don't put it off). Such as ordering supplies, setting up your office, getting a new phone line ect... It is everything that can be done without something impeding it. An example of this is if you were trying to set up your office but don't have space for it. So getting the space for your new office would go on your short list. It would be the first steps to take.
Now that you have figured that out, next in line for this would be setting up your office. So step one is to find space and step to is to set it up. This would go on your next list which is the "Medium list". This is everything that can be done after the short list is taken care of. Some things on your list may be "purchase programs for new computer" but if you don't have a new computer you will have to wait until get one, so this would go on your short list.
Next would be your "Long list". Which are things that can only be done when you are almost ready to go. An example of this would be "Advertise for Grand opening". This won't be possible until you 1. find space for your office(which is on your short list) 2. Set up your office(which is on your medium list) then finally 3. Advertise grand opening(because everything is set up and ready to).
Dividing your tasks like this will save you time but also help you get things done without getting overwhelmed. Also don't be scared to move along each list. So even though you have tasks to complete on list one, but there are some tasks you can now complete on list two. Don't be afraid to work on both of those list during the day even though you haven't finished all of the tasks from list one yet.
Another important part is that when you finish a task make sure to double check it to see that you did everything correctly. Then cross it off of your list so that you don't waiste time working on something you've already done.

The Best Way To Get Real Estate Listings

The Real Estate Industry is HUGE and is a golden opportunity for real estate agents. National average home sales exceed $200,000.00 and real estate commissions are big and plentiful.
No wonder so many people are getting licensed as real estate agents. And why not? You can make a lot of money selling real estate. But being licensed is only the first step, as more and more people are getting licensed to cash in on the opportunities.
The Second Step. The most successful real estate agents have lots of listings. Although getting them is easier said than done, you can do it if you have a good real estate listing system.
With listings you triple your chances of earning commissions and bonuses. When the listings sell you'll be paid a listing fee, a sales fee, or both. Conversely, if you don't have listings you'll only get paid when you sell a property.
A system that some work to near perfection focuses on Expired Real Estate Listings, which are a great source of leads. You don't have to spend a lot of time or money prospecting for them, as they're always just a couple of keystrokes away.
Go ahead, let's try it right now! Log onto your Multiple Listing System service, print out an update report and wah, lah! In seconds you'll have a complete update of all the expired listings for any time frame you want.
The MLS update report will provide you with just about everything you need to know to relist expired real estate listings. You can get the seller's name, mailing address, property address, phone number, type of property, current asking price, price reductions during the listing period, how much the taxes are and anything else that you even think you might want to know about these properties.
Unlike fsbos, cold calls and other lead generating systems, owners of expired listings are almost always warm, responsive prospects. Also, they are typically still Realtor friendly and are already sold on the idea of doing business with a real estate agent - again.
But wait a second. Although expired real estate listings are easy to find you still need to know what to do to get them.
Converting Expired Listings to New Ones Converting expired listings to current listings is like most other things. You have to have the right tools and skill set to get the job done, or else you end up wasting lots of valuable time and money. In this instance it could cost you tens of thousands of dollars in lost commissions.
Owners of expired listings are as close to a captive audience as you're going to get in real estate. Many still want to sell their properties and may be tired of being stuck. Stuck with bad tenants, double mortgages, property taxes they'd hoped to avoid having to pay.
Sure, some change their minds and decide not to sell. But many are still primed to relist again and are waiting for the right Realtor with the right approach. That can be you as easily as anybody else. But you have to come prepared, or don't come at all.
With so much at stake and so much money to earn do yourself a favor and get yourself a real estate listing system. Even as you read this agents with systems are getting listings. What's that phrase again? He who hesitates _____!
Without a system of some kind you might be yet another person who tried and failed. But with one you can become an impact player and making a good living doing what you want to do.
Remember, owners of expired listings have a problem that you can help resolve. But in order to get their business you must come with your "A" game.
If you don't have a real estate listing system you should get one. The few dollars you spend now will be returned a thousand times over and may prove to be one of the best investments you ever made.

Condo/Hotels

Condo-Hotels - A New Second-Home Alternative to Time Shares

Condo-hotels have evolved as a better, more reliable second home alternative to time-shares. They are usually attractive, high-rise hotels on the ocean or in other prime locations, and range in price from the mid $200,000s to over 1 million, depending on the size, location, and amenities.
Many of the biggest names in the hotel industry have condo-hotel buildings, including Hilton, Four Seasons, Clarion, and Ritz-Carlton. Donald Trump has numerous condo- hotel facilities across the country, including a building in Fort Lauderdale and another in Sunny Isles, Florida.
In general, condo-hotel properties have been highly successful with all or nearly all units selling out within months of the first offering. For example, the Ritz-Carlton Key Biscayne is a beachfront property with 188 condo-hotel units, all of which sold out a year before the building was even finished. Needless to say, the values of the condo-hotels in this building have gone up significantly.
There are several reasons for the popularity of condo-hotels. When you purchase a property, you purchase a condo unit in the hotel. Unlike a time share, you have access to the property whenever you want, and it is put into a rental pool when you are not in residence. Although developers can't guarantee the properties will rent, management by a well-known hospitality group will typically result in several weeks of rental income. This is one of the biggest appeals of condo-hotels because the rental income can offset some of the costs of owning a vacation property.
In addition, the management company takes care of renting the unit, using their connections and expertise. You don't have to worry about any of these details. Most rental agreements split the income 50/50 between the management company and the owner. However, some properties offer more favorable arrangements, and this is another aspect to consider when deciding which property to purchase.
Despite the fact that the property is in a hotel setting, a condo-hotel is considered a private residence, and owners are eligible for mortgage interest deductions and all the other tax advantages that come from owning a second home. However, most condo-hotels do not allow you to live in the unit year round.
This is because the management company wants to rent out the unit when you are not there, so both you and they can profit from that rental income.
Each condo-hotel property has its own residence restrictions that indicate the maximum amount of time you can live in the property. This is an important piece of information to consider before purchasing a condo-hotel unit. Most owners do not intend to live in their condo year round, so this is not a concern in typical circumstances.
Why not just rent a hotel room? In addition to the investment aspect, condo-hotels usually offer more room than a standard hotel room. Most suites are one or two bedrooms, and larger units are available. Condo-hotels typically have cooking facilities and other homey features that hotel rooms do not. This makes it ideal to have family stay with you when they come to visit.
With the advantages they offer over time shares, it's easy to see why so many people looking for a vacation property investment they can also enjoy when they want are now looking at condo-hotels.
